Centex Telemanagement
San Francisco, California

The Centex Telemanagement Company is a young, fast-growing San
Francisco based firm with satellite offices throughout the West
Coast, Chicago and New York. At the inception of the programming,
the Centex personnel population was 80, but during the design process,
the company grew to 126, expanding in every division and at every
level.
The site is 22,000 square feet on the fifth floor of an enormous
converted warehouse with uneven floors, bulky concrete mushroom
capital columns, and no sprinklers, but offering wonderful views
to downtown, the Bay Bridge and China Basin.
By request, the plan was to give windows to the greatest population
possible and not to line the perimeter with enclosed offices and
to offer maximum views from the reception area. Other programmatic
dictates established direct circulation routes from the lobby to
the President's office and to various divisions and avoidance of
a "rabbit warren" feeling.
The main conference room, reception area and approach leading to
the President's office, with visual connection to the customer service
area, are made special by removing the standard tee-bar suspended
ceiling, exposing the concrete structure and adding color, indirect
general lighting, incandescent sources and coordinated carpeting.
Services included programming, space planning, interior design,
furniture inventory, furniture selection, systems furniture design
and art consultation and selection.
