This 16-story condominium tower was completed in 2004, under a fast-track design process. LDA was brought into the process by Heller Manus Architects under a design-build arrangement with the Owner’s selected general contractor. Already under construction, LDA assisted the design architect with both design detailing and constructibility con-cerns, in close cooperation with the the general contractor and their subcontracted design-build team.

Located on a small, irregular site in San Francisco’s South-of-Market, the project sits on the cusp between offices and the burgeoning high-density Rincon Hill residential area. Fifteen residential floors house 168 1-bedroom, 2-bedroom, and studio units. Ground level retail opens onto both New Montgomery and Howard Streets and sits above 4 levels of underground parking.

Clad in Precast concrete panels, the structure takes its architectural cues from its surrounding neighbors, an eclectic array of early- to mid-20th century office buildings and ware-houses. A rooftop patio garden caps the highest level and creates an oa-sis among the tops of towering buildings.
